Garage door maintenance will prevent unexpected problems that could result in a garage door failing to open or close properly. An inspection will help you identify problems when they first occur. For instance, a loud garage door or one that opens improperly could be a sign of motor or structural damage. If either type of problem were not remedied promptly, a mechanical failure or damaged structural materials could require extensive repair costs.

Your inspection should involve assessing how the garage door looks and how it operates. Take notes about any inconsistencies in the condition of the door. When referring to the notes, you can determine what types of repairs or maintenance steps need to be completed. You will also be able to use the notes to research various materials that will be needed to restore the garage door. 

The Functions and Lubricating and Cleaning Tips

Your electric garage door should be operated, to determine if the door opens and closes smoothly. In addition to observing the manner in which the door operates, you should assess the noise level that the motor makes. If your garage door contains a mechanical reverse feature, an immobile object can be placed underneath the door. The object should be crush-proof and should be placed on the flooring that is underneath the door.

As the door closes, the sensor that is responsible for operating the mechanical reverse feature should detect the immobile object. Once the door comes down close to the object, the reverse feature should become engaged. During your assessment, you may notice that some metal parts squeak or appear to be dirty. A lubricant that is designed to be applied to metal should be administered to hardware and other metal components.

Each side of the door should be cleaned in its entirety. The cleaning process should involve using a degreasing agent to remove surface stains from the garage door. Afterward, you should prepare a soapy mixture and use a deck brush or a sponge to clean the interior and exterior sides of the door. Once finished, you should use fresh water to rinse off each side of the door.
